]]>The Complete Guide to Knock Down and Rebuild will help you understand the process. When you’re starting to research a knock down rebuild, here are some tips to consider:
The first step to building a new custom home is making sure you build a home that matches the suburb. Allura recommends doing some preliminary research into quality homes in the area that have sold. The home design and what you spend on the home should match what the market is looking for.

Unlike new estates for house and land packages, knock down rebuild projects are often on irregular sized blocks, and not perfectly flat, which is why custom home designs are often a better solution. The design can be customised to suit the block size, slope and orientation.
Knock down rebuild projects need to factor demolition into the budget, and if the block is sloping retaining walls may be required. When the block is clear and ready for building, it’s the ideal time to install a pool. It can be 10 to 14 per cent cheaper to install a pool at this phase due to the ease of access.
Building a custom home gives you the flexibility to design a home that works for you and contributes to energy savings. Designing a home to take advantage of the orientation of the block, and including windows and skylights in the right places for the morning, afternoon and all day sun, will maximise the warmth and natural light entering the home, and can minimise the need for air conditioning and lighting throughout the day.

With a custom designed home, you can also design the roof structure with more space to accommodate solar panels, facing north to help reduce energy costs. Nearly 60 per cent of homes built by Allura have solar panels installed to supply power for the home, or to heat the pool and run the filter all day. Solar panels have become more affordable, and many Allura clients see it as a long-term investment in their forever home.
Choosing a custom home builder like Allura Homes, means everything is completed before you move in. Councils will not provide a completion certificate until the driveway is laid, however the convenience of having everything managed and completed before you move in can save you money, time and stress. Allura Homes will do everything from design and demolition, to landscaping and boundary fences.

]]>This is the experience for our clients in Riverview. They spent a long time looking for a home to buy on the lower north shore. At the time, there were plenty of older homes on the market, however they were struggling to find something contemporary to suit their personal style. They wanted to capture as much natural light as possible and have areas for the children to play both inside and out.
They realised to get the perfect home they needed to find a block of land they loved, knock down an old house and build a custom home.

In most circumstances, a knock down rebuild is cheaper than renovating an old home. A renovation can have limitations as there are often structural changes that can’t be made, and old services such as sewer, water and electricity which are not generally replaced.
Making the decision to undertake a knock down rebuild with Allura gave our clients a fresh perspective when looking at homes. The family found the right sized block of land in Riverview, a location that suited them, and with Allura they designed and built a custom home, which included space for everyone, and lots of unique features that made the layout perfect for their lifestyle.

]]>The reasons for needing a new home vary from family to family: some have outgrown the existing home, some bought a renovator’s delight and now have the funds to action this, while for some families the current design is no longer functional for their needs.
Whatever your circumstances, it can be difficult to decide the new home solution that will be best for your back pocket.
In most cases, a knock down rebuild is the most cost-effective solution, and the option that allows you to achieve the vision you have for your ideal home, as it can be customised to your family’s requirements, block and budget.
In our experience, a knock down rebuild is close to half the cost per square metre of a major renovation, and it does not compromise the vision of the custom home.
Renovations can be time-consuming, complex, and filled with unpredicted construction problems.
Rebuilding your home means you can avoid paying stamp duty or looking for a block of land that’s within the budget.
In most cases, newer homes can be cheaper to maintain. Strategically positioning your new home on the block to capture sunlight can assist with energy management. The latest building materials, technologies, and other devices such as rainwater tanks, can also be used to create a more efficient, affordable and functional home.
Another consideration is the saving of time and stress. As a knock down rebuild, custom home specialist, Allura provides you with peace of mind that everything will be managed by us, and you don’t need to worry about project managing your new home build. Your time can be devoted to finessing the design and the detail.
If you’re considering a knock down rebuild, give Allura a call to discuss your thoughts and we can meet to determine what’s possible for your block and your budget. We have also prepared The Complete Guide to Knock Down and Rebuild, which provides a detailed step-by-step introduction to how the process works, and how Allura works with clients to achieve their vision.
